Can I cancel my membership?
- Once a property has LMVA membership it is a permanent aspect of ownership, and transfers to the new owner upon sale, as with any typical HOA. This guarantees a stable membership base to share the costs of operating the Lake in future years and is part of the CC&R’s.
Is Membership Transferable?
- Membership is permanently associated with the property itself, and only current owners and occupants can have lake privileges. Owners of rental properties have the option of using the facilities themselves or transferring those rights to tenants at the member property. Even when lake privileges are transferred to tenant, the obligation to pay assessments remains with the legal owner. Please click here for more information about Tenant Transfer.

Lake ID Badges
All members are required to show their member ID badge ever y time they enter the facilities. LMVA’s ID badge references both the property and the individual through a barcode system and is issued to all members eight years- old and up. If you do not have your ID badge you will be turned away or must follow our misplaced card procedures.
Are all homes in Mission Viejo eligible for LMVA membership?
- Replacing their ID pass (cost is waived if $10 was already paid at the gate).
- Getting a full refund by bringing the original ID badge plus the temporary pass to the Membership office (open 8am-5pm 7 days a week) within ten days.

What is an HOA?
A Homeowner’s Association (HOA) is the governing body of a development, usually comprising of homeowners who have volunteered to serve on the HOA board. Members have a voice and a vote in the defined
community.
When a new homeowner buys a property governed by a homeowners association, they automatically become a member of the association. New homeowners do not have the choice of not joining. The purchase of the home becomes a contract with the HOA. By purchasing that home, the homeowner agrees that they will obey all the rules and pay regular dues and any special assessments.
HOA rules are called covenants, conditions, and restrictions (CC&R’s). Legally speaking, HOAs are corporations, that is, legal entities that can enforce contracts with their homeowners. Homeowners in CC&R controlled developments usually pay association fees or dues as part of their membership. HOAs primarily use the dues money for maintenance of common areas used by all the homeowners.
