Lake Mission Viejo Association is a homeowners association (HOA).

Lake facilities and events are for use by owners of member properties, their accompanied guests, or designated tenants.  Property owners are subject to the association’s covenants, conditions, and restrictions (CC&R’s).

Lake Membership FAQs

How do I access the Lake facilities?
  • Members and designated tenants are required to show a valid Lake ID badge every time they enter the property. Invited guests may enter with a member or advise the gate attendant of their name if a member has placed them on the daily guest list.
Can I cancel my membership?
  • Once a property has LMVA membership it is a permanent aspect of ownership, and transfers to the new owner upon sale, as with any typical HOA.   This guarantees a stable membership base to share the costs of operating the Lake in future years and is part of the CC&Rs.
Is membership transferable?
  • Membership is permanently associated with the property itself, and only current owners and occupants can have Lake privileges.   Owners of rental properties have the option of using the facilities themselves or transferring those rights to tenants living at the member property for a $75 tenant transfer fee.  Even when lake privileges are transferred to tenant, the obligation to pay assessments remains with the legal owner.
Are all homes in Mission Viejo part of the HOA?
  • The LMVA CC&Rs dictate the boundaries of the HOA and which homes/condominiums are part of the HOA, or are eligible for membership. Most, but not all single-family homes and condominiums in Mission Viejo, are part of the association or are eligible for membership. Lake Mission Viejo Association is a Homeowners Association (HOA) comprising almost 25,000 properties in Mission Viejo, California. Member-households are responsible for paying a an assessment twice a year.

Lake Mission Viejo itself is the private recreational facility available to the HOA’s members. The gated facility includes:

  • The Lake: A man-made body of water covering about 125 surface acres, with a maximum depth of about 70 feet.
  • Two Swimming Beaches: North Beach, the main beach off Olympiad Road and East Beach, open seasonally and located off Lanzanote Rd.
  • A marina (located at North Beach) with rental vessels and storage for personal watercraft
  • A fishing area
  • A grassy park featuring over 80 picnic tables and barbeque grills, a play structure and a clubhouse.
  • Concerts and Special Events throughout the year at no additional cost to members.
