Member Homes
Most homes in Mission Viejo that were built between 1978 and 2003 are within the boundaries of the Lake Mission Viejo Association and come with Membership already attached to their property. Mission Viejo neighborhoods built after 2003 are typically in areas previously zoned commercial and are not within the Association's boundaries.
Lake Mission Viejo Association is an HOA. As such, membership is permanently associated with the home.
Lake privileges are granted to the Homeowners (anyone on the recorded Grant Deed) and their dependents. Family members ages 18+ are required to show proof of residency showing that they live with the owner(s).
Some Mission Viejo homes within the LMVA boundaries but were built before the Association was established in 1978.
Owners of these properties were/are granted permanent membership in LMVA at their request. Membership in the Association is permanently recorded with the county and transfers with ownership upon sale. To confirm if a home in this area is a permanent member or eligible for permanent membership contact the membership office. If your home falls in this category and you are interested in becoming a permanent Lake member call the membership office to learn about fees and requirements, and to schedule a mandatory orientation appointment.
Not all homes built before 1978 are within LMVA boundaries and eligible for membership.
Mission Viejo homes in areas annexed by the city, areas previously zoned industrial or commerical or older homes outside the association boundaries are not and can not be assiciation members and may only access the Lake as invited guests of current members.
